residential scaffolding

This is a question commonly asked by both builders and owner-builders as they search online for the best deals. There are many variations on the total cost of scaffolding a house.

The cost will be determined by a few factors such as:

  • Whether the home being built is a double or triple storey building
  • The height the scaffold needs to be and exactly how many linear meters are required to scaffold the perimeter of the home

The scaffold is generally set up when the tradesmen lay a 1.5 m bass line of brickwork along the perimeter of the entire property. The scaffolding estimator is then called to go out on site and to conduct an in-depth analysis of the requirements of the scaffold and discuss with the site personnel about placements and clearances of the scaffold.

Depending on the type of work required, the cost is then determined again by the builder or owner builder requesting either a 3-board scaffold – where you have three boards along the base of the bay, or a 5-board scaffold – meaning you have five boards along the base of the bay. Once the scaffolding estimator has gathered their measurements and information, a design is then completed based on final measurements. A quote is then drafted and sent to the client for review.

The general costs of scaffolding are generally determined by the above factors mentioned, but one more thing to take into consideration is the hire period that is quoted. Reliable builders who are on time with their work can get the job done within the hire period, therefore saving money on overall hire.

For example, if the job is an 8 or 12-week hire, the time the scaffold hire is extended due to the tradesmen taking longer to do their section of the work, the hire fee will follow the length of time the scaffolding is used. However, if the tradesmen and the building schedule is going to plan, rest assured you will likely not incur any additional costs.
